Q: How much does it cost per month to live at Trust Communities?

A: For most residents financing a single section home with 10% down, the all-in monthly cost is typically $1,300–$1,600 at Ravenel Gardens and $1,300–$1,600 at Edgebrook Gardens. For a multi-section home at Ravenel Gardens, the typical range is $1,500–$1,900/month. That covers the home loan payment, homesite lease, homeowners insurance, property taxes, and trash pickup. For context, a comparable apartment in the Summerville or West Ashley area runs $2,100–$2,400/month — and at the end of that lease, you own nothing.

Estimated monthly costs are based on qualified financing with 10% down. Most manufactured home lenders require a minimum 575 credit score and $4,500/month gross household income. Actual costs vary by home model and buyer profile.

Q: How much is the homesite lease (lot rent)?

A: The homesite lease is the monthly fee you pay to lease the land your home sits on. At Ravenel Gardens, the homesite lease is $800/month. At Edgebrook Gardens, the homesite lease is $950/month. You own your home — Trust Communities owns and maintains the community.

Q: Can the homesite lease go up after my lease term?

A: Your homesite lease rate is locked in for the term of your lease. At renewal, the rate may adjust — we price our homesite lease at market rate and consider our current pricing to be at market. There are no increases scheduled at this time.

Q: What other monthly costs are there besides the homesite lease?

A: In addition to the homesite lease, you will have a home loan payment (if financing), homeowners' insurance, property taxes, and trash service ($25/month, billed separately, picked up weekly). There are no HOA fees.

 

Q: How much is the down payment?

A: Most lenders require a minimum 10% down payment on the purchase price. Some lenders may allow as low as 5% down for buyers with stronger credit and income — your specific options depend on the lender and your profile. All or part of the down payment can be a gift from a family member or close friend.

Q: What is the deposit and is it refundable?

A (Ravenel Gardens): There is a deposit due to reserve a homesite. The deposit at Ravenel Gardens is $1,840. Of that, $1,000 goes toward your down payment at closing, $800 is a homesite deposit that is returned when you move out as long as you do not have an outstanding balance, and $40 covers the required background screening. The $40 background screening fee is non-refundable. The homesite deposit does not go toward homesite lease payments.

A (Edgebrook Gardens): The deposit at Edgebrook Gardens is $1,990. Of that, $1,000 goes toward your down payment at closing, $950 is a homesite deposit that is returned when you move out as long as you do not have an outstanding balance, and $40 covers the required background screening. The $40 background screening fee is non-refundable. The homesite deposit does not go toward homesite lease payments.

 

Q: Are there any other fees I should know about?

A: There is a $300 South Carolina sales tax due at the time of purchase.

Q: Can I pay cash for the home?

A: Yes, we accept cash purchases.

​

Q: Do you sell to investors?

A: No. We do not sell to investors. Every home we sell goes to the person living in it. The discount we offer exists entirely to benefit residents — not investors.
